Building Code Analysis
Our company has expertise in building codes and ordinances
for each of the North Shore communities. We will provide
you with the front yard and side yard setbacks, the
lot coverage ratio, and the building floor area ratio
for any property on which you are considering building
new or for any home remodeling project.
Architectural Design
Our award winning architect will work directly with
you in designing your new construction or remodeling
project. To simplify the construction process, we
offer a complete design-build turnkey package. This
package may include interior design with selection
of all finish materials, thereby eliminating the cost
of a separate interior designer.
We also welcome working with an architect of your
choice. Glenn Gutnayer Custom Homes has built many
beautiful homes designed by architects of the homeowner’s
selection. We offer, at no cost to you, to participate
in architectural meetings to verify your project is
on budget and to suggest cost saving construction
methods.
Luxury Home Building and Remodeling
We have built approximately 30 homes in the Chicago
area. Our extensive home building experience has allowed
us to form a network of highly competent tradesmen
and craftsmen, many with over 15 years of experience
with us. Our tradesmen have proven records over the

For your finish selections we have developed resources
for beautiful, sophisticated and unusual materials
at affordable cost. These are important elements help
insure your project is completed on time and within

Construction Management Services
If you already have an architect and general contractor,
let us be the liaison between you and your general
contractor. Our construction management services include:
- Architectural plan review for cost savings and design
enhancements.
- Cost estimating at preliminary design phases.
- Budget analysis to verify fair pricing.
- Daily or weekly site inspections to insure quality
and methods of construction.
- Review and accounting for construction progress
payments to assure fair and accurate billing.
Our Guarantee
We offer a full one year warranty on all our construction.
Extended warranty programs are available. In addition,
we offer our clients at no charge the multiple year
warranties often offered by our appliance and equipment
manufactures.
